Leases with Student Legal Services

The 2021-2022 school year is months away from beginning, but Knights may already be thinking about where they will live next school year.

 

During these uncertain times, we caution students and their families to be very careful before signing a lease for off campus housing. There are not very many options to get out of a lease once it is signed. Some things to consider include:

 

One, what the tenant is responsible for. Rent, parking, fees, utilities potential fines, some maintenance, and more could be the tenant’s responsibility. If the student signs a lease with other people, the student can also be responsible for the actions or lack of payment of roommates.

 

Two, know about ending the lease. Do you have to give notice if you plan not to renew? (Commonly 30-60 days.) Is there an option to terminate the lease early (sometimes called liquidated damages)? Are there any requirements for carpet cleaning or set fees for damages?

 

Three, know about conditions and repairs. Do you have to complete a move in inspection or report existing issues within a certain time frame? Are the tenants responsible for any repairs or maintenance (AC filters, pool, lawn, light bulbs, “minor” repairs)? What is the landlord’s responsibility?

 

Leases are often very lengthy and confusing! Student Legal Services reviews leases for free for enrolled Knights before they sign!
